Renters’ Rights Act 2025 – The end of fixed term tenancies.
A key change introduced on 1st May 2026, as part of the Renters’ Rights Act, is the end of fixed term tenancies. These are now replaced by ‘periodic’ assured tenancy agreements in which there will be no end date on the contract.
Here is a brief summary of the changes to tenancy terms:
- All tenancy agreements should no longer include a date the tenancy will end
- Tenancies will now be periodic tenancies, meaning they will be weekly or monthly revolving contracts
- This also applies to contracts signed before the 1st May 2026
- Tenants do not need to do anything as these changes will happen automatically.
- Tenants will have better protection from eviction as landlords must now provide a formal reason for wanting to end the tenancy.
