Renters’ Rights Act 2025 – Changes to rent increase laws

Recent changes to The Renters’ Rights Act for tenants already residing in a property, state that as from 1 May 2026:

  • All rent increases must now be through a legal form called a Section 13 notice and must give at least 2 months’ notice
  • Rent can only be increased once a year whereas previously there was no limit on rent increases
  • If tenants feel the increase in their rent is unfair, it can be challenged at tribunal
  • Rent increases are not allowed to be written into contracts.
